Now, we all know that the financing aspect of home ownership can be intimidating, especially to first time buyers. What kind of advice do you have for people who are just starting their home search?

Daniel: First things first, you will need to meet with your mortgage adviser to establish how much of a mortgage you qualify for, which will give you a better idea on affordability.

Sheri: With a pre-approved mortgage, you can shop and negotiate with confidence, avoiding the disappointment of finding the perfect home only to learn that you don’t qualify for the mortgage you need to purchase it. Mortgage pre-approval carries no obligation to purchase, but simply acts as a tool that can help you focus on homes that are truly affordable.

 

Speaking of affordability, with the new mortgage insurance regulations, what kinds of things are important to keep in mind?

Sheri: Buyers who have less than 20% of the purchase price for their down payment, are now subject to a “stress test” to qualify for a mortgage. Be sure to get a qualified approval in place to find out how this can affect you. Remember, the interest rate you qualify under for this “stress test” is higher than the rate you will end up paying for your new mortgage.

 

Do you find that a lot of people are postponing their new home purchase thanks to these changes?

Daniel: There is never a better or worse time to buy. The market is constantly changing. The new rules may seem to repel some buyers, but who knows what may come next? The current measures are in place so buyers can be more reasonable with their budgets. The new way to qualify buyers allows them to keep their home if the interest rates are on the rise.
