Kimberley Homes Mortgage Specialists Have Your Back!

Kimberley Homes strives to provide the best service in all aspects of new home financing for our clients as part of their overall Customer Experience. By partnering with local Mortgage Specialists at some of the finest financial institutions, we ensure that you work with people who are familiar with the Edmonton and area market.

Each of the financial advisors on our team is as excited as we are to assist you on your journey of home ownership, and is always ready to answer tough questions like “how much money do I need to buy a house?”, “what is a minimum down payment?”, “what is housing insurance?” and more. But we wanted to sit down with them and find out why they work with Kimberley,

First off, thanks for taking some time out of your busy schedules to chat! Let’s introduce everyone before we get started.

Sheri Mitchell, from Royal Bank of Canada.

Veronica Berry, from Bank of Montreal.

Daniel Viard, from CIBC. I have worked with Kimberley Homes since 2007.

And finally,

Pam Schwinsky. I’m a broker representing Verico Brokers for Life and have been working with Kimberley Homes for 15 years!

Now, we all know that the financing aspect of home ownership can be intimidating, especially to first time buyers. What kind of advice do you have for people who are just starting their home search?

Daniel: First things first, you will need to meet with your mortgage adviser to establish how much of a mortgage you qualify for, which will give you a better idea on affordability.

Sheri: With a pre-approved mortgage, you can shop and negotiate with confidence, avoiding the disappointment of finding the perfect home only to learn that you don’t qualify for the mortgage you need to purchase it. Mortgage pre-approval carries no obligation to purchase, but simply acts as a tool that can help you focus on homes that are truly affordable.

Speaking of affordability, with the new mortgage insurance regulations, what kinds of things are important to keep in mind?

Sheri: Buyers who have less than 20% of the purchase price for their down payment, are now subject to a “stress test” to qualify for a mortgage. Be sure to get a qualified approval in place to find out how this can affect you. Remember, the interest rate you qualify under for this “stress test” is higher than the rate you will end up paying for your new mortgage.

Do you find that a lot of people are postponing their new home purchase thanks to these changes?

Daniel: There is never a better or worse time to buy. The market is constantly changing. The new rules may seem to repel some buyers, but who knows what may come next? The current measures are in place so buyers can be more reasonable with their budgets. The new way to qualify buyers allows them to keep their home if the interest rates are on the rise.

It sure seems like a lot of information to understand! We always recommend that our home buyers work with a “Kimberley Authorized Mortgage Specialist” because we are confident in your abilities to guide them through their purchase, make sure they have all the information they need, and get the best deal for their family. Why do you think buyers should choose to work with a “Kimberley Authorized Mortgage Specialist”?

Sheri: As a “Kimberley Authorized Specialist” I can offer you a FIRMLY approved mortgage up front, with interest rate guarantees held throughout the construction.  I will help you understand your mortgage and how your home construction costs (such as draws if needed) will be paid.  Working with trusted partners ensures that your home buying experience is a positive one.

Pam: When you are building your custom home, there are many financing considerations in this changing market. Kimberley’s Authorized specialists are experts in their field, giving everyone the confidence that creates peace of mind for your Kimberley Homes’ building experience.

Daniel: Kimberley’s Authorized Specialists are mobile and work around the clock to make sure you get the best mortgage products that will meet your expectations and help you achieve your goals. Not every bank has a good system in place to administrate draw mortgages. Hence the reason why there are preferred lenders.

Veronica: The mortgage process is different and more complex when you build a home. Each client’s situation is different and I work with Kimberley Homes to provide a customized mortgage solution for each client and ensure they receive the proper advice. Our ultimate goal is to ensure their mortgage is properly set up so that their home building experience goes as smooth as possible.

Well, I’m sold! You definitely are experts in your field, and that is a primary reason why we choose to partner with you! Why do you choose to partner with Kimberley?

Sheri: Kimberley Homes are high quality beautiful homes. The team at Kimberley is always pleasant to deal with – happy people build great homes.  I want to help people achieve their “someday” and partnering with Kimberley Homes allows that dream of home ownership to come true for our clients.

Daniel: My main focus has been to associate myself with the very best business partners in the industry, and Kimberley Homes is an extremely reputable brand. Prestigious, refined, exquisite, higher quality, sure value are a few things that come to mind when I think of their homes.

Pam: It has been my privilege and pleasure to work with the team at Kimberley Homes over the past 15 years. They treat everyone like family, the way they would like to be treated. Their quality and attention to detail is second to none in the industry.

Now you’re making me blush!

Thanks again for your time today. Before we close this out, is there anything else you think would be of positive interest to potential buyers?

Sheri: An approval is based on 3 things – your income, your down payment and your credit. Once this is verified, I can get approval for your dream home. You also will want advice on how to structure your mortgage, your total home costs, including the mortgage payment, taxes, utilities and closing costs.  Protecting your mortgage with home protector coverage against life’s uncertainty is also advice that you need.

Daniel: When paying a certain price for a new home, you want to make sure you get the best value for your money. Quality has a price, and oranges will never be apples. Kimberley is an award-winning Builder, and also won the Customer Satisfaction award, a well-deserved honour since Customer Experience is their #1 focus.
