The Colonial – A Custom Infill Home in Edmonton’s Parkview Community

At Kimberley Homes, we have specialized in crafting custom infill homes in Edmonton’s most sought-after mature neighbourhoods for over 35 years.

One of our current projects, The Colonial, showcases the thoughtful collaboration and expertise involved in delivering a truly exceptional custom infill homebuilding experience.

Choosing the Right Lot

Our journey with the clients began in the summer of 2024. They came to us with a distinct vision — a timeless, colonial-style custom infill home in Parkview.

  • Realtor Partner & Infill Expert: Caitlin, our in-house infill specialist, supported the clients in the search for a homesite that fit both their needs and vision in their desired location.

  • Lot Acquisition: Caitlin provided insights into site-specific considerations — from grade and tree coverage to setbacks and potential variances — ensuring the homesite will meet our clients needs and will accommodate their vision for home design. As Kimberley’s dedicated Realtor Partner, Caitlin assists with the purchase process of the land to ensure proper value is maintained for the project.

 

Designing a Home Built for your Lifestyle

With land secured, we moved into floorplan design of this custom infill home. Our clients were well-prepared, bringing ideas about:

  • Clear preferences for room adjacency, natural light, and layout flow
  • Desired square footage
  • A strong design aesthetic rooted in timeless colonial architecture

Floorplan Highlights:

  • Total Size: 3,217 sq. ft. over 3 stories above grade + 1,200 sq. ft. developed basement.

  • Main Floor: U-shaped chef’s kitchen open to the expansive great room, formal dining, guest bedroom, and full bathroom.

  • Second Floor: 3 bedrooms including an opulent primary suite and central bonus room.

  • Third Floor Loft: 345 sq. ft. flex space with powder room.

  • Basement: Large rec room, additional 2 bedrooms and full bath.

  • Garage: Rear-detached, triple garage.

Once the preliminary floorplan was finalized, we developed full working drawings for this custom infill home, including the architectural exterior elevations. After final approval, we proceeded through permitting and transitioned into construction.
