“HOW DO I KNOW IF A PUBLIC LOT IS RIGHT FOR ME?”

Most of our Clients start the process of building a new home in one of three ways:

  • They choose their Builder,
  • Decide on a Floorplan, or
  • Find their Neighbourhood.

 

In Edmonton there are many new neighbourhoods to choose from. Once you add in the surrounding communities – Beaumont, St. Albert, Sherwood Park, Leduc – it can quickly become overwhelming. Especially as many of them seem to offer the same amenities. How do you know which community is best for you? How do you decide which area of the City will grow with your family?

 

If you have already visited all of our showhome communities – either in person or online – and you’re still not sure, it might be time to consider a public lot.

 

WHAT IS A PUBLIC LOT?

A Public Lot is a home site in a new community that either has:

  • No showhome builders, or
  • Has some lots set aside for their showhome builders and some set aside for clients to “bring their own builder”.

 

These home sites are available for any person – or builder – to purchase. Communities with public lots retain a cohesive architectural standard, offer a variety of amenities, and allow our clients to take advantage of our outstanding client experience, family values, and award-winning excellence in the new community that suits them best.

 

But with all the choice out there, we know it can be hard to decide on which neighbourhood is the BEST fit for the home you want to build. That’s where our Online Sales Councilor (OSC) comes in.

HOW DO I KNOW IF A PUBLIC LOT IS RIGHT FOR ME?

Desiree is an expert at answering those questions you have early in your search. And making sure you feel confident in your next steps when looking at public lots.

 

When you call or text she’ll ask you a few questions to help steer your search in the right direction:

  • Do you already have a community or area of the city in mind?
  • Do you have a price range that you must stay within?
  • Is there a specific amenity you must have for your lot? Examples include a walkout, south backing, across from a school, etc.
  • Do you have a specific floorplan in mind, or a size of home?
  • Is there a specific feature you must have in your new home?

 

Once she has that information she dives into our library of public lots and narrows down the list. She has maps, pricing and other lot information at her fingertips to send to you. Instead of driving through dozens of communities, and visiting multiple websites, we save you time. Desiree can help you at least narrow down your options often over a few phone calls or texts.

BUILD WHERE YOU WANT – CASE STUDY

Recent clients came to us with a general idea of where they wanted to live in Edmonton. And a very specific note about communities that were out of the question. They have family living in both north Edmonton and south Edmonton. And they wanted to be somewhere in the middle, with easy access to everyone. Based on this information Desiree was able to narrow down a few communities in the west end to focus the search. We eventually found the perfect home site in Webber Greens, within the greater neighbourhood of Lewis Estates in west Edmonton. A few public lots were released and we worked quickly with the developer to secure the one that worked for our client’s lifestyle and home needs.
