Whether you arrive with land already purchased, a vision for your future home, or simply the desire to build outside the city, the first step is a discovery call or in-person meeting.
During this conversation, your Kimberley New Home Expert will learn about your goals, wish list, vision, preferred location, and timeline.
This initial discussion helps us understand how you want to live on your land while ensuring alignment on the building process, expectations, design direction, and high level budget considerations.
Land Search & Assessment
LAND SEARCH
If you have not yet purchased acreage land, our trusted Realtor partner can help identify properties that align with your vision. Location, access, services, and landscape features all play an important role in selecting the right property.
COMPREHENSIVE LAND ASSESSMENT
Acreage sites require a detailed review before designing a home.
Our team evaluates factors such as:

Custom Design & Pricing
CUSTOM HOME DESIGN
Working with your Kimberley New Home Expert and drafting team, the design of your home begins. This may involve creating a fully custom plan or modifying one of Kimberley’s existing floorplans to suit your property.
The design process typically includes:
• preliminary floorplan layouts
• exterior elevations
• 3D modelling to visualize the home
• site placement planning to maximize views and sunlight
At the same time, your New Home Expert works with you to develop a customized building specification that incorporates Kimberley’s high quality construction standards and your selected design features.
PRICING APPROACH
We understand that clarity around pricing is essential when planning your new home. Kimberley’s pricing system provides transparency and a clear understanding of costs early in the process.
This approach supports smoother financing approval and minimizes unexpected changes later in construction.
Financing & Agreement
Once your land, home design, and pricing have been finalized, the next step is preparing your Purchase Agreement.
If Kimberley has assisted in securing the acreage property, both the land and the home will be included in the agreement.
While a mortgage pre approval can help accelerate the process, it is not required at this stage.
Once Purchase Agreement conditions are satisfied and financing approval is secured, the remaining down payment is due and your custom acreage home officially moves forward to the next stage.
FIXED PRICE CONTRACT
A fixed price contract establishes the total price of your home at the time the Purchase Agreement is signed. The price remains unchanged provided the building specification does not change.
This option is ideal for clients who prefer cost certainty and those using mortgage financing.
COST-PLUS CONTRACT
A cost plus contract establishes a predetermined construction budget when the Purchase Agreement is signed. Costs are invoiced to the client throughout the build as they occur.
This approach offers greater transparency and is often preferred by clients who are not using mortgage financing and who want closer visibility into the construction process.
Construction Drawings & Permits
At this stage, we refine your architectural drawings and finalize the structural details of your home.
Working together, we review the blackline drawings and make adjustments to ensure the design reflects your vision and responds to the land.
Once the floorplan and exterior elevations are finalized, your concept is translated into detailed construction drawings.
Kimberley then manages the permit process and coordinates the approvals required to begin construction.
Construction
With permits approved and plans finalized, construction begins and your new home starts to take shape.
Our team coordinates site preparation and manages each stage of construction with careful attention to quality, scheduling, and communication.
SELECTIONS PROCESS
Through Kimberley’s VIP Selections Process, you will work with our Interior Decorating Concierge and trusted suppliers to select the finishes that bring your home to life.
WALK-THROUGHS
Throughout construction, you will be invited to key milestone walk throughs with your site superintendent so you can see the progress of your home firsthand.
KEY CONSTRUCTION MILESTONES
Site Preparation
Grading, servicing, and site preparation begin.
Excavation and Foundation
Footings, foundation walls, and underground services are installed.
Framing and Exterior Envelope
The structure of the home takes shape with framing, windows, and roofing.
Rough Ins and Inspections
Mechanical systems are installed and inspected.
Insulation and Drywall
Insulation, vapour barrier, and drywall are completed.
Interior Finishes
Cabinetry, flooring, tile, and millwork are installed.
Final Completion
Final inspections and preparation for possession.
Possession & Warranty
As construction nears completion, anticipation builds for possession day.
Approximately 35 days before your scheduled Possession Day, Kimberley’s Client Concierge will contact you with important information to prepare for the transition into your new home.
On Possession Day, your Site Superintendent will guide you through a detailed homeowner orientation and document any items on the Certificate of Possession.
Once complete, you will receive the keys to your new Kimberley home.
Every home is protected under the Alberta New Home Warranty Program, which includes pre possession coverage and a comprehensive 1 year, 2 year, 7 year, and 10 year warranty.
Kimberley’s Homeowner Service Team continues to support you after possession, ensuring your home remains a place of comfort and pride for years to come.
